Rental Policies and Responsibilities

NO PETS. You are not permitted to have any pets or animals of any kind in or around the premises of the rental property during the rental period for any amount of time no matter how brief (such as a visiting pet), and regardless of who owns the pet or animal. Your violation of this policy is an immediate violation fee of $500 plus all guests will be removed from the property and agrees that the full rental fee and any deposit, will be forfeited.

NO SMOKING. Smoking is prohibited inside the property. Smoking is defined as, but not limited to: any lighted cigarette, cigar, pipe,  containing tobacco or any other smoking products whether legal or illegal. If smoking outside the property, I ask that you dispose properly completely of all cigarette waste and cigarette receptacles.  There will be a $200 fine for any waste left outside the property after you leave.
 

CHECK IN/CHECK OUT. Check in is anytime after 4:00pm on your arrival day. Please do not enter the property prior to your check in  time, unless approved by owner ahead of time. While we do our best to accommodate requests for early arrivals, please be advised that an  early check-in is at the discretion of our executive housekeeper and is only possible if the rental property you are renting is prepared for  arrival and approved in advance. Check out time is on or before 10:00am. Please stick to this schedule as it allows the housekeeper crew to arrive and prep for the upcoming visitors. (Early Departures: If  you are planning to leave earlier than your scheduled check out, please notify us.)

RESERVATION AND PAYMENT SCHEDULE

  • An initial deposit of 50% of the total cost is due at booking Total balance payment is due 60-90 days prior to arrival.

CANCELLATIONS

  • 100% refund if you cancel at least 30 days before check-in. • 50% refund (minus the service fee) if you cancel at least 14 days before check-in. 
  • No refund if you cancel less than 14 days before check-in.

DAMAGE AND INCIDENTALS. We realize most of our guests are responsible people; however, accidents do happen. Please report any accidental damages during your stay immediately so we have time to  make it right for our next visitors. In certain circumstances, you will be responsible for the damage caused by you or your party during your stay. This includes towels, linens, and bedding.  

FIREWORKS. Fireworks are prohibited on the property. Zero exceptions.
 

LINENS AND TOWELS. Linens and towels are provided. Treat them as your own. You will be responsible for a fee to replace towels,  linens, and bedding if damaged.  

LOST AND FOUND. We are not responsible for any items left behind.  Please be sure to check thoroughly before departure. Any shipping that is required will be the responsibility of the guest.  

TRASH. Place trash in outside receptacles. Please refer to the trash/recycling schedule in your home for day of pick up.

GUEST RESPONSIBILITIES

  • Guests agree to report any damage that they find or cause immediately to the owner.
  • Guests assume all responsibility for behavior of self and their guests and agree to abide by all rules and regulations of the property. 
  • No one under the age of 25 may reserve a reservation to the property. Only the number of adults and children specified in the rental agreement can stay as guests for the rental.
